11. The Nexus Flooring Insider: Spec Clarity = Profit

Mar 18, 2026

Because “or equal” Shouldn’t mean “Good Luck.”

Let’s face it:
Some flooring specs are crystal clear.
Others… well, they read like a choose-your-own-adventure novel written during lunch.

We’ve all seen them:

  • “5mm LVP or equal” (What kind of equal? Wear layer? Warranty? Texture?)
  • “Compliant with manufacturer’s recommendations” (Which ones? All 12 pages?)
  • “Installed per industry standard” (Cool, but which standard—and which industry?)

Here’s the kicker: the fuzzier the spec, the higher the risk of schedule delays, misquotes, and costly rework.

📖 Vague Specs Hurt Your Budget

When a spec doesn’t clearly call out:

  • Product name and series
  • Installation method
  • Substrate prep required
  • Moisture tolerances
…then every sub bids something different. You get lowball numbers that explode later. Or worse: approved submittals for products that don’t work in real life.

We see it happen constantly. And we fix it—before it becomes a change order war zone.

🧠 What Nexus Does Differently

We review every flooring/tile spec as if it were a contract. Because it kind of is.

Our team helps you:

  • Flag vague language before it gets locked in
  • Suggest alternate products or methods that match design intent
  • Identify hidden costs (moisture mitigation, transitions, prep, etc.)
  • Translate architect-speak into install-ready language

In other words: we make sure you know what you’re actually buying—and what it’s actually going to cost.

⚠️ Real Spec Situations We’ve Untangled

  • 4mm LVP specified over old VCT—no mention of moisture barrier or leveling
  • Tile “to match adjacent existing,” where the existing was discontinued 2 years ago
  • “Adhesive as recommended by manufacturer” (Spoiler: there were three options, and two voided the warranty)
  • “Install flush with adjacent” where adjacent floor heights varied by ⅜.”

Every one of these could’ve delayed a project. None of them did—because Nexus caught it early.

💬 Architects Do Their Best—but Specs Need Translators

We’re not here to point fingers. We’re here to protect:

  • Your install schedule
  • Your change order exposure
  • Your client relationship
  • Your budget

Because the clearer the spec, the cleaner the job—and the faster you get paid.
